Crown Place, Cardiff

Contract Value: £2.1 million

Main Contractor: Midas

Client: Crown Student Living

F P Hurley delivered the £2.1 million mechanical contract to convert a former city-centre office block into modern and comfortable student accommodation. The project is one of five student residences we have delivered for Crown Student Living. The project consisted of two parts: the refurbishment of the existing five-storey office building with an additional two storeys being added, and the construction of a newbuild four-storey extension. The building provides several desirable facilities which the occupants can access, including a games room, gymnasium and a cinema room (shown below).

Challenges

The restricted service voids within the existing structure presented coordination challenges. Early engagement with specialist subcontractors and collaborative working approach ensured that detailed coordination was achieved. Robust design processes eliminated any clashes, allowing for a fast and efficient installation, and helping avoid any costly delays further down the line.

The busy city centre site presented a major logistical challenge to the team. Access was coordinated across the site with full-time gate staff and deliveries were carefully timed to avoid busy periods. The site had both residential and commercial neighbours, and the utmost consideration was given to reduce any potential impact of noise, dust and vibration from the site.
